Phase I: Seed Portfolio & Track Record

Vanier Capital is currently operating in its Phase I Seed stage. We are purely self-funding acquisitions, stabilizing assets, and managing them in-house to build a documented track record of execution. This period is strictly designed to validate our underwriting models and prove our operational capabilities with our own capital before ever accepting outside investment.

Every acquisition, renovation, and lease-up is systematically documented with institutional-grade reporting. Our objective is to demonstrate repeatable, risk-adjusted performance before scaling capital under a formal placement structure.

Phase II: Formal Private Placement

Our objective is to launch formal private placement offerings in approximately 24 months. This may take the form of a pooled fund or deal-specific Special Purpose Vehicles (SPVs) under Regulation D, Rule 506(c).

Currently, our Partner Vetting pipeline serves exclusively to build a qualified interest base for this future launch. Filling out the Partner Vetting form does not constitute a commitment of capital, nor is it an offer to sell securities. No money is being solicited, and if sent in response, will not be accepted. No offer to buy securities can be accepted and no part of the purchase price can be received until a PPM is delivered to a prospective investor and only through formal subscription documents.
