Do you honor broker protections on off-market submissions?

Absolutely. We regard brokers as essential strategic partners in our sourcing process. Vanier Capital strictly honors all broker protections and recognizes standard fee agreements on every unlisted opportunity submitted to our acquisitions team.

What is your typical underwriting and closing timeline?

Leveraging disciplined underwriting criteria, we typically provide initial feedback on a complete offering memorandum or deal summary within 48 hours. Upon execution of a letter of intent, we target a 30-day due diligence period followed by a 15-day close.

Do you evaluate properties outside of the Southeast?

Our current acquisition mandate is focused on building density across the Chattahoochee Valley and surrounding Southeast markets. Concentrating our portfolio regionally allows us to maintain hands-on operational oversight and leverage our established vendor network.

What information should be included in an initial deal submission?

At minimum, please provide the property type, location, unit count (if applicable), asking price or pricing guidance, and trailing-twelve-month financials. An offering memorandum, rent roll, and T-12 operating statement will accelerate our review.

What asset classes fall outside your acquisition mandate?

We do not currently pursue ground-up development, commercial properties, large-cap multifamily (100+ units), hospitality, senior living, or student housing. Our mandate is focused on single-family rentals and small multifamily (2–4 units) across our target Southeast markets.
